One of the most common problems with tiled bathrooms or floors is grout leaks or stains. Grouted tiles need maintenance, and for a real estate property to be marketable, the grouted tile has to look good. Cracked grout or missing tiles lead to water leakage into the drywall or subfloor, and this is a problem that no new homeowner wants to deal with. Grout maintenance can be as simple as dabbing grout onto your finger and filling in the gaps, then applying a water-based grout sealer over the top for added insurance against stains and leaks.
1.Repair any areas of the grout that have deteriorated. These include gaps between the grouted tiles, and cracked and missing grout areas. Once repaired, allow to dry overnight.
2.Clean the grout with a damp sponge. Wipe it down completely to remove stains. Allow to dry.
3.Shake the sealer in the container to distribute the bonding agents evenly throughout the bottle. Apply the grout sealer liberally over the grout lines. For smaller areas, a small, soft bristled paintbrush will do the job. On larger areas, such as flooring, use a spray bottle. Spray the grout lines with sealer. Depending on the type of sealer you use, wait between 15 minutes and 30 minutes before wiping the tiles with a clean dry rag.
4.Wait approximately 30 minutes, then repeat the application process to add another coat. Once applied, allow to dry overnight before exposing the area to humidity.
